Bay County Market Comments for Lynn Haven, Panama City, Panama City Beach

Sales activity increased during the 4th Quarter of 2016 compared to the previous 12 months. For the 4th Quarter of 2016, overall sales volume in the Bay County single family market (attached/detached) units was up 5.5% and the standing inventory was reduced by some 5%. On a macro level, the median price change is measured at 1.6% contrasting the previous 12 month period.

The trend line graph below reflects market correction in the single family sector on a macro level.

As I compile the various stats for the 1st Quarter of 2016, the single family market continues to improve. Overall sales volume for the attached/detached single family market increased some 7.4% for the Quarter period compared to the prior 12 month period. Inventory levels were reduced by some 12%. 

I am now seeing some areas that are experiencing an under supply of available inventory which is something our area hasn't seen in quite some time. The chart below will give you an overview of the standing inventory in the area. This is a dynamic chart, so as you move your cursor across the chart, you will see the number of competing properties by the various price levels.

Last weekend was beautiful. Saturday was occupied with work in addition to various chores. However on Sunday, I ventured out to this gem of a park. If you’ve never been then it would be worth your while to visit.

The Park offers a variety of things to do for the outdoor enthusiast. From white sandy beaches to the shores of Grand Lagoon, you can swim, snorkel, nature walk, camp, picnic, and everything in between. Hours and fees for the Park can be found here.

Here are a few photos I shot during the trip.  I hope you enjoy them. Don’t forget to put this area on your list when you visit.
